Safety should be a number one concern for all FSBO's. When you list your home for sale you are inviting strangers into your home. Do not have showings in your home alone. Always have someone else there when showing your property. Make sure all your valuables are stored where they won't be seen. Remember; SAFETY FIRST!!

Price it Right

The selling of your home is a huge undertaking if NOT done correctly. It can be both disappointing and frustrating. But it does not have to be if you take advantage of all the information that is out there.

The first and most important thing a Seller needs to do is price their home right. This is a very difficult task for most Sellers because they are emotionally involved in there home. If you really want to sell your home you must be realistic about what the market is doing. You should get at least 2 if not 3 opinions of value from local real estate agents or hire an appraiser. It doesn't matter what the house next door sold for 3 months ago or last year and it doesn't matter that you think your house is much better than theirs, what matters is what the Buyer is willing to pay and how long do you want to wait to find that Buyer. A house priced right will sell in any market. Today you are not only in competition with similar homes but you are in competition with a lot of foreclosed homes. Plan on having a longer marketing time frame, and pricing your home too high will only make that time longer.

After you have decided on the listing price the next step is to make sure you r home is organized and decluttered. You will be moving anyway, so start packing now! The less of you and your personal taste that the house reflects the more the Buyer can picture themselves living in the home. Re-painting, downsizing, decluttering, and depersonalizing are all very important to selling your home.
